How Broadbeach began


Broadbeach History

In 1934, the South Coast Bulletin announced a new seaside township has been surveyed fronting the Pacific Highway and adjoining the Main Beach, about one mile south of Surfers Paradise. The township has been appropriately named Broadbeach and the first section of the site has been surveyed into 70 allotments.

Timber Getting
Back in the 19th century, at the junction of Little Tallebudgera Creek and the Nerang River, timber getter, Ned Harper established an assembly point for the cedar, beech, ash teak and mahogany logs which had been cut from the riverbanks upstream.  From the deep water frontage of Harpers Wharf, sailing vessels took aboard the roughly hewn timber destined for Sydney or Brisbane. Alternatively, the timber was rafted from here to Brisbane.

The Kombumerri
The area south of the original Harpers Wharf is now part of the Cascade Gardens Reserve.The estuary area around Little Tallebudgera Creek and the superb stretch of beach to the east was a feasting ground for the aboriginal people of the area, the Kombumerri People. Apart from moveable feasts, evident from the surviving eugarie shell middens, archaeologists in the 1960s uncovered an ancient aboriginal burial ground at Broadbeach. In the 1980s, the ancestral remains from this burial ground were reinterred in a reserve known as Kombumerri Park.

Sand mining

The Broadbeach sand dunes were also a strategically important resource during World War 2. Southport Minerals mined the mineral sand rutile from the leased reserves and exported the concentrated mineral overseas for the production of special alloy steels and welding equipment. By the mid 1950s, mining had ceased, the dunes were reconstructed, planted with grasses and trees and the land auctioned for redevelopment.

Lennons Broadbeach Hotel
The commercial and housing development of the area was led by the construction of the Lennons Broadbeach Hotel completed in 1957. Built on a site which had been mined for mineral sand, the hotel was often promoted as an oasis in the desert and is in fact now the site of the Oasis commercial centre in Victoria Avenue.

Broadbeach Waters History

In the late 1950s, a form of land reclamation and development took place at the Gold Coast that had not been seen before in this country. Sand pumping technology first used in the sand mining industry, would change the shape of the rivers and convert low ground behind the dunes into prime real estate. In the 1960s, the 100 hectare Florida Gardens Estate project created 1000 allotments and involved the construction of a 30 metre canal linking the Nerang River with Little Tallebudgera Creek. Since that time canal estates have proliferated within the low lying land behind the coastal dunes. These areas quickly developed their own character due in part to the necessary subdivisional pattern of courts and cul de sacs.

 

Today

Broadbeach is home to one of Queensland's largest shopping centres, Pacific Fair, (opened in 1977) which serves as the regional public transport hub, known as the Pacific Fair Bus Station. The area is also home to the Jupiters Hotel and Casino, (operational in 1985) the Gold Coast Convention and Exhibition Centre (opened in 2004). The GCCEC has won more than 20 awards since it opened. The Gold Coast Convention and Exhibition Centre has conference facilities for up to 6,000 delegates and 10,000 sqm of exhibition space, and the Oasis Shopping Centre. Broadbeach Alliance manage the precinct and present annual events and festivals such as Blues on Broadbeach Music Festival and the Broadbeach Jazz Festival.

·         Broadbeach (4218) is a suburb of South Eastern, Gold Coast & Hinterland, Queensland. It is about 74 kms from QLD's capital city of Brisbane.

·         In the 2011 Census the population of Broadbeach is 4,614 and is comprised of 51.3% males and 48.7% females.

·         The median/average age of the Broadbeach population is 37 years of age,

·         52.8% of people living in Broadbeach were born in Australia. The other top responses for country of birth were New Zealand 9.6%, England 4.5%, India 2.4%, Italy 1.2%, Japan 1.2%.

·         71.1% of people speak English as their first language 1.5% Japanese, 1.3% Punjabi, 1.3% Italian, 1.1% Spanish, 0.7% Hindi.

·         The religious make up of Broadbeach is 23.6% Catholic, 20.7% No Religion, 16.8% Anglican, 3.4% Presbyterian and Reformed, 3.4% Uniting Church.

·         33.4% of people are married, 44.8% have never married and 11.8% are separated or divorced. There are 268 widowed people living in Broadbeach.

·         59.6% of the people living in Broadbeach are employed full time, 28.4% are working on a part time basis. Broadbeach has an unemployment rate of 7.1%.

·         The main occupations of people from Broadbeach are Professionals 18.6%, Managers 14.4%, Community and Personal Service Workers 13.7%, Technicians and Trades Workers 13.5%, Sales Workers 13.4%, Clerical and Administrative Workers 11.2%, Labourers 9.2%, Machinery Operators And Drivers 4%.

·         The median individual income is $661.00 per week and the median household income is $1028.00 per week.

·         24.1% of homes are fully owned, and 16.1% are in the process of being purchased by home loan mortgage. 56.3% of homes are rented.

·         The median rent in Broadbeach is $330 per week and the median mortgage repayment is $1746 per month.

 

·         Broadbeach Waters (4218) is a suburb of South Eastern, Gold Coast & Hinterland, Queensland. It is about 72 kms from QLD's capital city of Brisbane.

·         81.7% of people speak English as their first language 0.8% Mandarin, 0.7% Japanese, 0.7% Greek, 0.6% Italian, 0.5% Cantonese.

·         The religious make up of Broadbeach Waters is 28.1% Catholic, 22% Anglican, 18.2% No Religion, 5% Uniting Church, 3.1% Presbyterian and Reformed.

·         48.8% of people are married, 32.2% have never married and 10.5% are separated or divorced. There are 340 widowed people living in Broadbeach Waters.

·         55% of the people living in Broadbeach Waters are employed full time, 32.7% are working on a part time basis. Broadbeach Waters has an unemployment rate of 6.5%.

·         The main occupations of people from Broadbeach Waters are Professionals 19.4%, Managers 16.3%, Technicians and Trades Workers 14.8%, Clerical and Administrative Workers 14.3%, Sales Workers 12.5%, Community and Personal Service Workers 10.4%, Labourers 7.4%, Machinery Operators And Drivers 2.5%.

·         The median individual income is $604.00 per week and the median household income is $1257.00 per week.

·         37.8% of homes are fully owned, and 35.6% are in the process of being purchased by home loan mortgage. 22.8% of homes are rented.

·         The median rent in Broadbeach Waters is $420 per week and the median mortgage repayment is $2392 per month.

Things were looking up....until I visited an Apple store...JB to the rescue

After completing a contract today one of us went to a course!! and the other went off to purchase an Ipad mini. Before leaving the office thought it best to call up to see if we could purchase said item with a cheque - because apparently these are very rarely used these days. We were told that they would keep the cheque until it cleared then call us and we could return to pick up the Ipad mini. If it had to be it had to be. Excuse me we take cheques for properties worth a thousand times more than one ipad.

Anyway, off we went to said store in Robina, oops, too bad, they should've sold it to us. When I got there they told me, yes me to take the cheque to the bank and deposit it and when it cleared to come back for the ipad. Well, I wasn't doing that so left and told the 2 blue people at the door that I won't be back any time soon. We were actually going to purchase more than one item. I didn't mind leaving the cheque to clear and coming back but taking it to the bank myself - not happy! What do you think?

So I really need to get said Ipad sorted today so popped down to JB Hi Fi in Robina who were more than happy to take my cheque, my business card and my business and hopefully will call me in a few days to pick up my IPad mini.




Businesses really need to utilise this gadget. We have been using them in Sales for awhile but now Property Management are acquiring them for there reports eg Inspections, Routines, Vacates etc. Also very handy for photos, rent lists etc.

Lets hope next week we have our Ipad mini. Happy Hump Day!

Beautiful one day...Perfect the next....that's the way we like it on the Gold Coast


Sales meeting day today, as usual I am fired up. The Gold Coast is in all its glory at this time of the year. We are only 300 metres from the beach. This photo is taken from the balcony of our office and the dark blue in th middle of the photo is the ocean down at Kurrawa Beach.




We were fortunate this morning to have Aaron Jackway from www.realestate.com.au  attend to update us all on the stats of the in's and out's of the real estate world of the Gold Coast. This is really the place to live, don't know why you would want to be anywhere else. Social Media is the way to go and we are looking to expand our audience in this way. Keep your eye out as we are planning to offer incentives in the near future for those who will follow us. I am popping over to the Apple store tomorrow to buy an item or two.

Before we move on to the wonderful properties we have for sale, I would like to wish my mate Bryan all the best and keep fighting mate, I am thinking of you everyday. Also Happy 40th Birthday to my first PA Chantelle over there in Perth. Sorry I couldn't make it this time but I promise I will fly over one day.

Broadbeach Jazz Festival


The weather here in Broadbeach is absolutely fabulous. There is hardly a cloud in the sky, the sun is shining and the temperature is almost perfect. Yesterday there was a bit too much wind around but today it has gone. Who can believe it is winter. This is the time to be out and about looking at property especially from highrises as the views are spectacular.





Broadbeach holds at least 3 music festivals a year - Blues, Country and Jazz.

The Broadbeach Jazz Festival will be held next weekend 16th August 2013. If the weather keeps up it is going to be an awesome weekend. Our office is situated less that 5 metres from the northern stage and yes, it is noisy, but we do just close the door and enjoy the whole experience.

My first post - i love broadbeach and i love real estate


THE SEVEN YEAR ITCH

I hope that is not the case as it has been a fabulous journey since we became part of the Professional Real Estate Group, how fast do the years fly by, seven years seems like yesterday, we celebrated on the 1st of July at our local with all the staff. Many changes have happened over the seven years with staff and of course my constant remodelling of the office.
The major change has been the market, back in 2008 we had the GFC (nobody would have forgotten) we started with a boom in 2006 and then bang (bust) tough times for all, our business dropped 50%, however we have survived. Since then we have had peaks and troughs. All in all we are still a strong brand here in Broadbeach and surrounding suburbs with a tight nit team in sales and property management. One thing I can be proud of is the way we have grown our property management portfolio .
 
Just to finish off the fabulous seven years, my wife and myself had a longer than normal break OS,  with a well earned trip to Hawaii. The batteries are now fully charged.

 




EVERY property ’expert’ who writes, speaks, blogs or tweets about how to get the most out of the Gold Coast property market and avoid mistakes should always make it very clear to do your research before you buy, sell or invest in a home to rent. The first element of that research should really be about the area's demographics. For example, knowing the total number of dwellings within a suburb will help you to understand what percentage of the area is on the market. You'll need to compare the demographic number to an online search of the suburb to discover how many homes are for sale.
 
Compare the number of homes for sale with neighbouring suburbs to give you an insight into the local supply, noting some homes listed may be duplicated and some may be old listings or under contract. It can take a bit of time, but that time is teaching you all about the homes in that area, which is the point of the exercise. Short supply in your area could mean that is not the time to buy, but the time to sell. Looking in the papers then will add to your insight even more.
 
Perhaps you are researching the rental market as a potential landlord. What you need to find out is how many homes in the area are rental stock? What rents are they paying typically? It is even better if you can obtain an insight into the typical average earnings and the amounts of income that is spent on rent. All these statistics help you decide if the rental figure you are hoping for is reasonable and if there are good chances of retaining 95 per annum occupancy or better.
 
Another good way to discover a true insight into the type of area you are considering, is to establish how many dwellings are owned outright, owned with a mortgage, or just rental stock? Then you should look at the typical household mixes of that suburb. How many people typically live in a home? How many cars do they have? How many children on average? What age group is the population? Marital status? All these factors help you to understand the choices you will need to make in relation to the type of property you should be seeking that will be most attractive as a rental in that area. It is even more useful if you can compare this suburb with others similar in the state and nationally
 
How time is flying, almost spring time and here on the Gold Coast the weather is amazing - clear skies and sunshine. Perfect Queensland weather, a great time to buy or sell.
 A question that I get asked daily - How is the market?
Today I can sing the song that the people want to hear, the market is on the turn. WHY - low stock levels, more buyer enquire, more sold signs. So for me, a very positive sign of market improvement. Add to that, rates have now fallen and are now at a record low 2.5% http://www.smh.com.au/business/the-economy/rba-cuts-rates-to-record-low-20130806-2rbps.html, and a change of Government in September, Alleluia!
Just remember though, there is no such thing as instant success, it still takes determination and vision.
 I have just spent a couple of days in Melbourne and know why I live in Queensland, Melbourne temperature at 8.00am in the morning, 7 degrees, wind chill 1 degree, absolutely freezing, they can go on about their Yarra river, restaurants, the G and shopping, we don’t need any of that, we have the best weather, we love it up here.
